Umm. There’s a website that you can use to find out the renter’s credit and background. Depending in where you live, there should be a website for the state or city that you live in. For example, I live in NYC and the website for checking other people’s credit and background I’ll go here New York States Criminal Record Search and New York State Department of Banking Background Check.

Where do I check renter’s credit and criminal background?
I am thinking to buy a townhome as rental property the first time. Anyone knows where I can check the renter’s background and credit? Would $25 cover the cost?

Where can a landlord go to do a legal credit/background check on a potential renter.?
I have several rental applications from potential renters who have filled out information allowing me to do a background/ credit check. I also have thier permission to do so. I am looking for a website service that will alllow me to do a legal check. I do not want anything illegal, it all must be done legally, acurately and as quick as possible. By the way, the location is central Florida.

Check out http://www.ustenantcheck.com. You can either use it to do an individual check, or you can sign up for a low member fee and receive steep discounts on multiple checks. Good luck finding the information you need!

Is there a background or credit report I can check use to check a potential renter for eviction or other ?
Is there a background and/or credit report to check a potential tenant for past evictions or other residential lease problems? Besides evictions what other tools should I use to verify the integrity of a renter?

Most background check sites will not have information about evictions unless the courts were involved. Background checks will give you criminal records, court records, address history, sex offender registry info and more. They will not provide you with credit information.

I think there is certainly value in using a background check to verify renter integrity.. especially for the criminal aspect. There are so many sites out there however, so it can be tough to find a good option. I have spent 8 months now testing and researching background check services for a consumer review site. I can recommend the three options at http://www.completereviews.net/backgroundchecks.html

    Good luck!

There are local credit bureaus in most cities. Landlords usually go with one of those for best service (look in your phone book or the internet equivalent). But if you prefer a national service look for something like these guys:

Use a lease for your state, that way you know there is nothing that is illegal in your state. Every state RE board issues a standard lease. Any business stationary store would have them, Staples, Office Depot, etc.

I personally allow tenants to give me their freebie credit check, as long as they email it direct from the website, so I know it is not altered.

You can also pay any title company to run one, you will need a copy of the signed rental application, it gives permission to check credit.

I check for the sex offenders online, and my county also has criminal records online. Your county clerk can help you access your local records however they handle it. They are public, so there will be a means to access them.
