The Concept of Joint Land Ownership When Family Relationships Break Down
By Frank Egan - LAC Lawyers
Joint land owners hold land either as joint tenants or as tenants in common.
Joint tenancy is far more common. Through this method of ownership, the interests of one spouse or partner are deemed by law to flow automatically to the surviving spouse or partner irrespective of whether the deceased spouse or partner has left a will or other testamentary document. In a tenancy in common, the interests of the deceased spouse or partner do not part automatically and will have to be dealt with either through the deceased partner

Can anyone recomend a thorough patient lateraly thinking divorce & settlement lawyer/solicitor in sydney cbd?
I am desparate. My ex is causing me much grief at the moment and i will lose the little security that is legally mine but that my ex initially under handedly stole then kept hidden somewhere. I am certain i have a good case against my credit union. My ex,s friend worked there when they made the illegal transaction. My ex left the family home with most our accumalted possessions, 7 years ago. The reason this legal action has taken so long to act upon is basically – I lost the plot in a big way. Whereas I was practical & accepting of the whole separation issue. It was he {and his family’s] unneccessary bittrly venomuos attacks made against me – but worse was what they did to my daughter. [Ex is not her biological father though often spoke of adopting her] I discovered the truth of my marriage, I got physically ill & lost job. many failed jobs, Now deeply depressed. marriage is sacred & my daughter my highest priorty. I failed her I let evil in our home I only want what is mine & hers hel

Bad Sydney areas are usually way out south west such as Cabramatta or around Campbeltown. Inner city areas such as Redfern can also be dodgy. It’s best to apply the rule – don’t go walking around at night and you will be OK.
For rent try http://www.domain.com.au and look up an area
The train line is good but gets packed around peak hours – that is 7.30am to 9.30am and 5.00pm – 6.30pm. Buses are better, but slower.
For jobs it depends on your area of expertise. The city obviously has the most jobs, however industrial areas such as around Alexandria and Homebush are also good.
General culture is divided into areas. Basically there is the North Shore and Northern Beaches which are north of the harbour bridge. These are the wealthy areas. The Eastern Suburbs is also wealthy. Then there is the Inner West which is a cultural mix, and the outer Western Suburbs which is also a cultural mix and a bit cheaper to live in. The Southern suburbs are very white anglo – stay away from here if you want to fit in, and the Hills district is a melting pot of wealthier immigrants.
Houses in Sydney are expensive, however you are more likely to get a job here than in other capital cities where the houses are cheaper.

Ok hun, I’m not in Sydney and have no idea what the laws are there. Your best bet is to find an advocacy group that pertains to your case and get a lawyer referral from there.
There is a semi-new diagnosis that is happening between kids and their parents .. it’s called Parent Alienation Syndrome. I have no idea if it’s being recognized there, but WOW does your case sound familiar .. kind of like a friend of mine’s.
Please check into this – and then see if you can join the Yahoo! Group for PAS – it’s very helpful to my friend. Here is a link for more info, and my best guess is this is what’s going on…
I wish the best for you and as I said, there is a PAS support group on Yahoo! so please join it, and perhaps there are attorney referrals there that could help you! TAKE CARE!

Ya gotta love this…. bureaucracy in full flight!!?
Note to self: ‘Cancel credit cards prior To death!
Be sure and cancel your credit cards before you die! This is so priceless
And so easy to see happening – customer service, being what it is today!
A lady died this past January, and ANZ bank billed her for February and
March for their annual service charges on her credit card, and
Then added late fees and interest on the monthly charge. The balance had
Been $0.00, now is somewhere around $60.00.
A family member placed a call to the ANZ Bank:
Family Member:
‘I am calling to tell you that she died in January.’
ANZ :
‘The account was never closed and the late fees and charges still
Apply.’
Family Member:
‘Maybe, you should turn it over to collections.’
ANZ :
‘Since it is two months past due, it already has been.’
Family Member:
So, what will they do when they find out she is dead?’
ANZ :
‘Either report her account to the frauds division or report her to
The credit bureau, maybe both!’
Family Member:
‘Do you think God will be mad at her?’
ANZ :
‘Excuse me?’
Family Member:
‘Did you just get what I was telling you . . . The part about her
Being dead?’
ANZ :
‘Sir, you’ll have to speak to my supervisor.’
Supervisor gets on the phone:
Family Member:
‘I’m calling to tell you, she died in January.’
ANZ :
‘The account was never closed and the late fees and charges still
Apply.’
Family Member:
‘You mean you want to collect from her estate?’
ANZ :
(Stammer) ‘Are you her lawyer?’
Family Member:
‘No, I’m her great nephew.’
(Lawyer info given)
ANZ :
‘Could you fax us a certificate of death?’
Family Member:
‘Sure.’
(fax number is given)
After they get the fax:
ANZ :
‘Our system just isn’t set up for death. I don’t know what more I
Can do to help.’
Family Member:
‘Well, if you figure it out, great! If not, you could just keep billing
Her. I don’t think she will care.’
ANZ :
‘Well, the late fees and charges do still apply.’
Family Member:
‘Would you like her new billing address?’
ANZ :
‘That might help.’
Family Member:
‘ Rookwood Memorial Cemetery, 1249 Centenary Rd, Sydney Plot Number
1049.’
ANZ :
‘Sir, that’s a cemetery!’
Family Member:
‘Well, what the ******* do you do with dead people on your planet?’
